Disaster areas are apt to draw all kinds of people. While most volunteers are just that, volunteers, there are those who target disaster areas for personal gain. Some care must be exercised when dealing with outsiders, which is why records and journals are so important. If anyone shows up with less than adequate credentials, further checking is best.

Licensed insurance negotiators are usually first on site. While they may infer that they work with insurance companies, they do not. The people are negotiators, privately hired by the homeowner to negotiate the insurance company payout. They provide a service and expect a percentage of the payout for the service. Previous cases have shown that the figure settled on was what would have been paid without the negotiators’ involvement.

If fencing is available, secure the site. Rental fencing is fairly cheap, installed and removed as a part of the contract.

There is no point to working hard to reclaim the site only to have it violated by thieves, vandals, or confidence people.
